House Rules

To ensure your comfort and safety while in the Resort, please take note of the following:

  • CHECK-IN REQUIREMENTS For the front office team to be able to proceed with check-in, all guests must be present physically at Reception to provide personal documents, make the required deposit at check-in, and receive the room keys.
    The personal documents to be provided are as follows:
    • Valid ID card/passport or birth certificate for children under 12 years
    • Valid entry visa for foreign guests if applicable
    In addition, a copy of the reservation confirmation provided by the ALMA Reservations Department is be required.
  • CHECK-OUT REQUIREMENTS All guests who occupy a room at any given time MUST check in and check out.
    All guests must be present physically at Reception upon check-out and return the room key.
  • MAIN GUEST Each reservation of Timeshare Owners and Authorized Guests of Timeshare Owners staying together is required to designate a Main Guest, who will be responsible for all duties and responsibilities throughout the stay. Should the Main Guest wish to check out and appoint a replacement, both the current and the new Main Guest must appear in person at Reception to process and confirm the change.

    Authorized Guests of Timeshare Owners
    Each reservation of an Authorized Guest of a Timeshare Owner requires the Timeshare Owner to designate a Main Guest, who will be responsible for all duties and responsibilities throughout the stay, 15 days prior to arrival at the resort. Changing from one authorized person to another authorized person during the week is not allowed as it does not follow the 15-day regulation.
  • AUTHORIZED GUEST OF TIMESHARE OWNER Under clause (appendix B, 1.7) a Timeshare Owner has the right to rent out their week. However, the following terms will apply:
    a.Timeshare Owners must inform PBR's Owner Services department by completing the required occupancy form in advance of authorized guests' arrival – this form can be obtained by contacting chamsoccsh@alma.vn, and it should be received by PBR's Owner Services department at least 15 days prior to arrival.
    b. The form MUST be completed fully with all the required details of the main guest (including name, ID number/image, phone, e-mail) and the full names of all the other guests to occupy within the Timeshare Owners allotted period, so full checks can be made against the required personal check-in documentation regarding the authorization upon the guest’s arrival.
    c. If the required authorization form is not completed and received 15 days prior to occupancy, and/or the details within the form are incorrect at check-in, the guests will be refused access to the accommodation.
    d. The authorized Main Guest should be present at the resort during the entire stay.
  • VISITORS Visitors will only be permitted in the resort and in the guest rooms between 09:00-21:00. The Front Office MUST be informed of any visitors to the resort/guest rooms at least 3 hours prior to the visitors' arrival. No visitors will be permitted between 21:00-09:00 without exception.
    The maximum number of visitors allowed in one room at the same time is 3 people.
  • FOOD AND BEVERAGE a.Although the guest rooms are equipped with self-catering facilities for guest comfort and convenience, the kitchen equipment is only suitable for heating and cooking light meals and snacks.
    b. Out of respect for other guests, strong-smelling food (including but not limited to durian, jackfruit, shrimp paste) is not allowed. Bringing strong-smelling food into the rooms is strictly prohibited, as the odors are absorbed into the furniture and ventilation systems, resulting in long-term damage.
    c. A kettle is provided in the room for boiling water only and should NOT be used to cook other liquids or food.
    d. For your safety and that of other guests, private use of BBQ grills is not permitted anywhere in the Resort – whether in-room or in public areas. BBQ also causes long-term damage and is strictly prohibited.
    e. Use of kitchen equipment (other than that provided by the resort) is not permitted due to fire risk. Therefore, please do not use any equipment other than that provided.
    f. Kitchen equipment provided must be used according to in-room instructions.
    g. Due to hygiene and safety concerns, outside food deliveries are not allowed.
  • POOLS, BEACH AND WATER PARK a.Guests staying in a villa with a private pool are requested to use the private pool responsibly and at their own risk. Children must be supervised by their parents or a responsible adult while bathing or playing in the pool area, as there are no lifeguards on duty.
    b. Please observe the operating times, as well as the rules and regulations when using the swimming pool, beach area and water park facilities (note that operating hours may change depending on the weather and season). Guests should only use the public swimming pool, beach and water park during operating times when the lifeguards are on duty and must always take responsibility for their own safety.
    c. Always adhere to the rules and regulations that apply and act responsibly near water.
    Non-swimmers are strongly advised not to enter the water. Should they choose to do so, it will be entirely at their own risk, and Alma accepts no responsibility or liability in such cases.
  • FIRE SAFETY a.Take time to familiarize yourself with the nearest exits and procedures in the event of fire.
    b. In the event of a fire, immediately press the emergency button and follow the evacuation instructions located at the back of the entrance door.
    c. NEVER activate the fire alarm without cause and use fire protection equipment as intended.
    d. Be cautious when using stoves to heat food to avoid fire and explosions.
    e. For the comfort of all guests and for fire safety, all rooms are strictly non-smoking. For your convenience, smoking is permitted in designated areas around the Resort, including room balconies and public areas where signage indicates smoking areas. Ashtrays are provided for correct disposal of cigarettes.
    f. Do not use naked flames within the rooms.
    g. Do not cook food or anything that creates excessive smoke.
  • APPLICABLE RULES AND REGULATIONS OF RESORT/ROOM USE a.The resort is only responsible for money or valuables deposited in the reception safe deposit box.
    b. Every room has its own safety deposit box, placed in the closet in the main bedroom. Please keep all valuable items in the safety deposit box.
    c. Weapons, chemicals, explosives, addictive substances, hallucinogenic substances or any other illegal substances are strictly prohibited within the Resort in compliance with Vietnamese law.
    d. Guests are not permitted to engage in any illegal activity, including but not limited to gambling, prostitution, drug use, or fighting, while staying at the resort. In the event of violation of this rule, the guest will be evicted immediately and the Resort will report to the relevant Government Department. Guests must fully adhere to and comply with Vietnamese law and will be held solely responsible for their actions. Protests and demonstrations at the resort area are strictly forbidden.
    e. Respect for other guests and proper decorum are encouraged – priority will be given to pregnant women, people with disabilities and the elderly.
    f. Refrain from making unnecessary noise or behaving offensively towards fellow guests. The use of karaoke equipment or gaming machines making excessive noise is not permitted anywhere within the Resort. In addition, playing loud music in the rooms or public areas disturbs other guests, and we kindly request that you refrain from doing so.
    g. Children must always be accompanied by a responsible adult while in public areas.
    h. The Resort provides free baby cots for children under the age of two, which are available upon request and subject to availability. To avoid disappointment, please inform the Resort prior to your arrival. Cars should be parked in the designated parking lot under the guidance of Resort security staff.
    j. Pets are not permitted anywhere within the Resort or rooms.
    k. Follow Resort safety guidelines for buggies and vehicle use (as displayed in all our buggies).
    l. Drying racks are provided for your convenience for hanging wet clothes and towels. Do not hang wet clothes and towels over the glass railings on the balconies; please use the drying racks provided.
    m. Amenities and towels are provided upon check-in. Additional fees apply for additional towel requests. Housekeeping or Reception will advise.
    n. Business activities, including handing out flyers or sharing information at the Resort, are not allowed.
    o. Drone use is prohibited, except for special, authorized events. When drones are part of an authorized event, we ensure that they are used responsibly and only in designated areas during specific times. We also request guests to obey the Vietnamese Law relevant to the drone/flycam policy.
    p. The Alma management has established a list of surcharges, applicable both for extra services and for violations of the regulations. The list is enclosed as Appendix 1.
    Please note that the specified amounts will be deducted from the guest’s deposit. If the deposit does not cover the full amount, the Timeshare Owner will be charged the remaining balance, even in cases where the violation was committed by an authorized guest using the unit on their behalf.
    q. Please keep the room in an orderly condition; waste must be disposed of in the provided dustbin; and dishes and kitchen utensils must be washed, cleaned, and arranged neatly.
    r. ALMA Management is committed to providing the best guest experience for all resort occupants. As such, guests must take full responsibility for their actions, adhere to Vietnamese law, and compensate other guests for any inconvenience or distress caused by incorrect, illegal, or intolerable behavior. For any situation not addressed in these guidelines where disruption or interference with the resort's operations prevails, penalties will be imposed, and Vietnamese law and jurisdiction applies.

  • Check in deposit 7,000,000 per holiday stay
  • Early Check-In before 10:00 100% charge equivalent to 1-night prevailing public rate
  • Early Check-In after 10:00 50% of the prevailing public rate
  • Late check-out from 10:00-12:00 2,000,000 per room
  • Late check-out from 12:00-18:00 50% of the prevailing public rate
  • Late check-out after 18:00 Note: All Early/late check in/out are subject to availability
    100% charge equivalent to 1 night of prevailing public rate
  • Extra bed charge Request Reception - subject to availability
  • Additional guest(s) staying with the authorized person without reservation will be rejected. Violating this policy will result in charges. 5,000,000 VND/holiday
  • Intentionally changing room occupants during the stay without prior registration. 5,000,000 VND/holiday
  • Main guest (Authorized Guest of Timeshare Owner) is absent on the check-in date or leaves the Resort before the sharers. 5,000,000 VND/holiday
  • Smoking in non-smoking areas 2,000,000 per breach
  • Drying clothes and towels over the balcony 1,000,000 per breach
  • Use of Karaoke equipment 5,000,000 per breach
  • Creating offensive noise 5,000,000 per breach
  • Gambling, drug use, illegal activity 10,000,000 per breach and eviction Police will be informed regarding the violation
  • Use of BBQ or cooking equipment not permitted 5,000,000 per breach
  • Improper use of the kettle 2,000,000 per breach
  • Bringing strong-smelling food or food that may stain furniture or linens in the Resort. 5,000,000 VND per breach
  • Accidental damage to room furniture or equipment Actual repair cost + 25% surcharge.
    Check-in deposit may be retained for this purpose. If charges exceed the check-in deposit, the Timeshare Owner will be responsible and will not be permitted further access to their week until all damages are settled.
  • Pressing the emergency button, in particular the FM200 fire system, in the absence of a fire incident – accidentally or intentionally 5,000,000 per violation plus actual repair costs plus 25% surcharge.
    Please note: Air intake for fire system FM200 currently ranges between 80,000,000 VND- 200,000,000 per activation
  • Other breaches not covered above At the discretion of the management

General Attention

  • • Contact the service center for assistance.
    • Fee schedules for services are specified in Appendix. This fee schedule applies at the present time while regulations may change at the discretion of Resort Management.
    • In case of disputes, the resort reserves the right to interpret regulations as permitted by applicable laws.
    • This House Rules is updated and effective from July 13rd, 2025 until further notice.
