House Rules

To ensure your comfort and safety while in the Resort, please take note of the following:

  • Check-In Requirements: All guests must be physically present at the Reception to provide personal documents, make a deposit to check-in, and receive the room keys. Otherwise, the FO team will not proceed to check-in for all of the guests. The following personal documents are required on arrival:
    •Valid ID card/ passport or birth certificate for children
    • Valid entry Visa (for foreign guests)
    Additionally, guests also have to present a copy of the reservation confirmation provided by the Reservations Department of ALMA Resort.
  • Check – Out Requirements: • All of the guests who checked-in on the arrival date must be physically present at Reception upon check-out and return the room key. Otherwise, the FO team will not proceed to check out guests, including refund deposit procedure, and all will remain registered as in-house guests. A penalty following article number 10 in the table below will be applied if all guests who checked in are unable to be present upon check-out, and the resort has also not been informed about their departure before that.
    • For reservations under Timeshare Clients who use their own week, the Resort has the right to require all of the guests who checked in to be present at check out for a random check. A penalty following article number 10 in the table below will be applied if all guests who checked in are unable to be present upon check-out, and the Resort has also not been informed about their departure before that.
    • If the sharers check-out in the middle of the week, the main guest and sharer must be physically present at the Reception to check out; if the sharers check-out without being physically present at the Reception, the resort will apply a violation fee, following article number 10 in the table below.
  • For reservations under Authorized Guest of Timeshare Client, the Resort will process check-in for guests who have been registered in the rooming list 15 days in advance. Guest who is not registered or registered after 15 days will incur an incidental fee for check-in.
  • Main Guest (Timeshare Client or Authorized Guest of Timeshare Client) must be physically present at check-in and check-out time.
    • In case the Main guest is absent at the check-in time or date, the Resort is unable to process the check-in procedure for sharers. Sharers need to make new reservations with public rates if they would like to stay at the Resort before the Main guest comes.
    • In case the Main guest (owner as per contract) leaves the Resort before the check-out date, the reservation is still valid; however, he/she has to be physically present at the Reception to authorize another guest who checked in with him at the beginning. The Main guest must notify the Front Desk in advance, and the authorized guest must satisfy the following conditions:
    - Authorized Main Guest checks in with the Main guest from the first day
    - In cases where the authorized person checks out, all of the sharers have to leave as well.
    • In case the Main guest - Authorized Guest of Timeshare Client leaves the Resort before the check-out date, the reservation will be terminated, all sharers must check out at the same time.
    If the resort cannot collect the violation fee from the deposit (not enough money left), then the resort will send an invoice of the outstanding amount of the violation fee to Owner Service (OS), and then OS will inform the owner to pay the hotel the fee before any new reservation of any contract is made. As long as the violation fee is outstanding, no future reservation will be accepted.
  • Visitors are only permitted in guest rooms after registration by the Main guest 12 hours in advance. The visiting time is between 09:00 and 21:00. No visitors are permitted between 21:00 and 09:00. If you fail to pre-register within 12 hours, visitors will be unable to enter the guest's room. The maximum number of visitors allowed in one room at the same time is 2 persons.
  • The resort is responsible only for cash and valuables stored in the safety deposit boxes at Reception.
  • A safety deposit box is provided in the wardrobe of the master bedroom in each suite and villa. Please secure all cash and valuables in your in-room safe.
  • Weapons, chemicals, and explosives are strictly prohibited within the Resort in compliance with Vietnamese laws.
  • The following activities are strictly prohibited on Resort premises: gambling, prostitution, possession or use of illegal drugs/substances, and physical altercations or violent behavior. Any violation will result in an immediate surcharge of VND 10,000,000 per offense. Guests are expected to fully comply with Vietnamese laws throughout their stay at the Resort.
  • Proper decorum is encouraged - priority is given to pregnant women, people with disabilities, and the elderly. Remain respectful towards other guests and refrain from making unnecessary noise. Children must be accompanied by a responsible adult at all times while in the public areas.
  • All rooms are strictly non-smoking. For your convenience, smoking is permitted in designated areas around the Resort, including room balconies and public areas where signage indicates smoking areas.
  • In the event of a fire, immediately press the emergency button and follow the evacuation instructions. Do not activate the fire alarm system without cause and use fire protection equipment only as intended.
  • Be cautious when using stoves to warm food to avoid fire and explosions. Use fire protection equipment correctly.
  • Outside Food and Beverage Policy
    As part of our commitment to maintaining the highest standards of food hygiene and ensuring the safety of all our guests, the resort does not allow outside food and beverages to be delivered to the property.
    We provide a range of dining outlets and room service options to cater to various tastes and preferences, with our culinary team committed to delivering a diverse array of cuisines while accommodating dietary needs and preferences.
    Our staff members are trained to enforce this policy respectfully and consistently.
    Guests found in violation will be politely asked to dispose of any food and beverages that have been delivered from outside. Particularly, do not bring any strong-smelling food or beverage from outside, such as durian, jackfruit, shrimp paste, or undercooked food such as chicken, duck, or seafood, that may stain furniture or linens in the Resort. A cleaning fee of VND 5,000,000 shall be imposed if there is any odor or stains on the furniture or linens.
  • Resort policy on use of drones/ flycam
    At Alma, we strive to create a peaceful and safe environment for all our guests. Guests are not allowed to capture images or record videos of resort staff or other guests without obtaining their prior written consent. Likewise, the use of inappropriate language towards staff and other guests is strictly prohibited. Any violation of this rule will result in a surcharge of VND 5,000,000 per incident, as the resort must take necessary actions to address the issue. Drone use is prohibited, except for special, authorized events. When drones are part of an authorized event, we ensure that they are used responsibly and only in designated areas during specific times. We also request guests to obey the Vietnam Law relevant to the drone/flycam policy.
  • Kindly use the drying rack for hanging wet clothes and towels in your balcony area.
  • Pets are not permitted within the Resort.
  • The use of karaoke equipment or gaming machines that make noise is not permitted anywhere in the Resort.
  • Park your car in the designated parking lot under the guidance of Resort security staff. Follow Resort safety guidelines for buggy and vehicle use.
  • Guests staying at the villas are requested to use the private pools responsibly. Children must be supervised by their parents or by a responsible adult while bathing or playing in the pool area, knowing that there are no lifeguards on duty.
  • Kindly observe the operating time, as well as regulations when using the swimming pool, the beach area and water park facilities (operating times may change depending on the weather and/or the season). Resort will not take responsibility for any risks or dangers that may occur after operating times when there is no lifeguard on duty.
  • Kitchen equipment must be used solely for heating and cooking light meals.
  • Do not bring kitchen equipment from outside to your apartment/villa; any cooking that creates smoke, emits a strong odor, or causes a risk (fire or explosion) is strictly prohibited.
  • The kettle in the room is only for boiling water and should NOT be used to cook other liquids or food.
  • Do not bring any strong-smelling food or beverage from outside, including but not limited to durian, jackfruit, shrimp paste, or undercooked food such as chicken, duck, or seafood, and food that may stain furniture or linens in the Resort.
  • Private use of BBQ grills is not allowed anywhere in the Resort, whether in-room or in public areas.
  • Guests are reminded that engaging in any business activities, including handing out flyers or sharing information at the Resort is not allowed.
  • Please keep the room in an orderly condition; waste must be disposed of in the provided dustbin; and dishes and kitchen utensils must be washed, cleaned, and arranged neatly.
  • Amenities and towels are provided upon check-in. Additional fees apply for additional towel requests. Otherwise, guests have the option to buy at the Alma Mart.
  • The resort provides free baby cots for children under the age of two, which are available upon request and subject to availability. Please inform the resort prior to your arrival.
  • Guests must take full responsibility for any actions that cause disruption to other guests or resort operations, even in situations not specifically addressed in these guidelines. All guests are required to adhere to Vietnamese laws and will be held accountable for compensating affected parties for any inconvenience caused by their behavior.
  • For situations not addressed in the guidelines, causing disruptions to other guests or the resort's operations will result in penalties. Guests must take full responsibility for their actions, adhere to Vietnamese laws, and compensate other guests for any inconvenience caused.
  • All incidental charges must be settled upon check-out. If a guest who is not a Timeshare Client incurs costs or damages during their stay but fails to pay, the responsibility falls on the Timeshare Client to cover these expenses.
  • Upon check-in, guests are required to adhere to the resort's regulations, which encompass both company policies and those set forth by the resort management board. These regulations may undergo occasional updates and will be aligned with Vietnamese law.
  • Management reserves the right to impose the surcharges outlined in Appendix I and to enforce the removal of guests who knowingly disregard or violate the resort's rules and regulations. No refunds will be provided in such cases.
  • Guests are requested to maintain a peaceful atmosphere in their villas/apartments and public areas. Unauthorized gatherings that cause disturbances to other guests within the resort premises are strictly prohibited. Any violation of this rule will result in a surcharge of VND 5,000,000 per incident, as the resort must take necessary actions to address the issue.

  • Late check out from after 12:00 until 18:00 50% of prevailing daily public rate
  • Late check out after 18:00 100% charge equivalent to 1 night of prevailing public rate
  • Extra bed charge/extra person exceeding the room's standard occupancy According to resort regulations
  • Fee for adding an additional guest who is not registered in advance or registered after 15 days 1,000,000/pax/holiday
  • Additional Guest(s) visiting and/or staying with the authorized person without reservation will be rejected. Violating this policy will result in charges. 5,000,000 VND/holiday
  • Intentionally changing room occupants during the stay without prior registration 5,000,000/ holiday
  • Main guest (owner as per contract) leaves the Resort before the check-out date but authorized person does not satisfy the 2 requirements stated in Article 4 of the regulations. 5,000,000 VND/holiday
  • Main guest (Authorized Guest of Timeshare Client) is absent on the check-in date or leaves the Resort before the sharers. 5,000,000 VND/holiday
  • Main guest left the Resort without prior notice and without completing check-out/authorization procedures at the counter. 5,000,000 VND/holiday
  • Smoking in the suite/pavilion or areas not allowed 4,000,000 VND/breach
  • Drying clothes and towels over the balcony glass railing 500,000 VND/breach
  • Use of karaoke equipment 5,000,000 VND/breach
  • Creating noise in the their villas/apartments, public areas. Unauthorized gatherings that disturbs other guests. 5,000,000 VND/breach
  • Gambling, using drugs or other prohibited substances and conducting other illegal activities in the resort 10,000,000 VND/breach and required to leave the resort immediately. The resort will inform the Police about the violation.
  • Bringing cooking/BBQ equipment from outside 5,000,000 VND/breach
  • Improper use of the kettle 5,000,000 VND/breach
  • Bringing strong-smelling food or food that may stain furniture or linens in the Resort. 5,000,000 VND/breach
  • Gathering to eat and drink in public areas 1,000,000 VND/breach
  • Use of BBQ equipment 5,000,000 VND/breach
  • Engaging in any business activities, including handing out flyers or sharing information at the Resort 10,000,000 VND/breach
  • Untidy living room and kitchen area 1,000,000 VND – 5,000,000 VND/room
  • Accidentally or intentionally damaging room furniture Actual repair cost + 25% surcharge
  • Pressing the emergency button, whether by accident or deliberately, to activate the system, particularly the FM200 fire system, in the absence of a fire incident. 5,000,000 VND/violation and actual repair costs + 25% surcharge
  • Pressing the emergency button, whether by accident or deliberately, to activate the system, particularly the FM200 fire system, in the absence of a fire incident and causing undue stress to other guests 5,000,000 VND/violation and actual repair costs + 25% surcharge
    Note: Air intake for fire system FM200 is 80,000,000 VND – 200,000,000 VND/time
  • Any situation that is not covered by the guidelines above and impacts other guests as well as the general operation of the resort. 5,000,000 VND – 10,000,000 VND/breach

  • Contact the service center for assistance.
  •  Fee schedules for services are specified in Appendix I. This fee schedule applies at the present time while regulations may
    change at the discretion of Resort Management.
  • In case of disputes, the resort reserves the right to interpret regulations as permitted by applicable laws.
  • This House Rules is updated and effective from Feb 05th, 2025 until further notice.
  • For the comfort and enjoyment of all, we kindly ask for your cooperation in adhering to these guidelines.
